Every phase required to take the 36′ × 18′ pool from approvals to handover — the pool build, the site & hardscape work, and the water-feature change — sequenced end to end. Timing is shown in project weeks; add a start date to convert the whole plan to calendar dates.
Leave the date blank for relative “Week X” timing. Pick a start date and everything shifts to the calendar. Add a winter pause and every phase on or after the pause date slides to spring.

The build, phase by phase

Payments, tied to milestones
The same six milestones cover both contracts. Each draw applies the pool's percentages (25 / 25 / 25 / 22 / 3) across every scope, so Pasadena Pools and Kappus Landscape bill in step as each phase is signed off. Kappus figures include the 15% management fee. Figures rounded to the nearest dollar.

Budgets billed time-and-material, priced on the 2-11-2026 plans; the payout shifts once the revised ArcSitio plans and SARC approval are in hand.
Excludes the spa / hot-tub area, permitting & engineering, lighting, utility hookups, stone sealing (+$3,600), and winter protection / snow removal.
Requires a machine access road; existing radiant lines must be marked before any trenching.
⚠ Weather & elevation risk — please read
This site sits at roughly 8,300 ft in Park City. Several finishing steps are temperature-sensitive and cannot be safely completed during a hard freeze:
Interior plaster & start-up (Phase 9) — plaster must cure above freezing; cold snaps can compromise the finish.
Planting & native hydroseed (Phase 10) — seed establishment needs warm soil; Kappus notes hydroseed may need multiple applications and takes seasons to fill in.
If the shell and hardscape land late in the season, the weather-sensitive phases may pause over winter and resume in spring. Winter protection and snow removal are excluded from the current scopes.
Key assumptions
Final ArcSitio plans (water-feature change) issued and SARC-approved before Phase 1.
Excavated soil stays on-site; import/export would be a change order.
Gas & electrical brought to the equipment pad within 50 ft of the water's edge.
Machine access road available; existing radiant lines marked before digging.
Durations are working estimates and overlap where trades permit; weather, inspections, and long-lead equipment can shift dates.
Coordination notes
Pool scope by Pasadena Pools; site prep, walls, hardscape, utilities & planting by Kappus Landscape.
New 1,800-gal vault replaces the lower water feature to open patio space; existing vault buried on-site.
Existing hot tub, spa vault, radiant lines, concrete deck & trees to be protected/relocated.
Permitting, engineering, lighting & utility hookups confirmed before rough-in inspections.
